Mechanic’s lien claims for labor or materials furnished by subcontractors or suppliers cannot be defeated or diminished by payments made by or on behalf of the owner to the “original contractor” after the subcontractor has commenced to supply materials, Utah Code Ann. § 38-1-19 (Lexis 2005); by an alteration of any contract after the subcontractor has commenced work or has commenced supplying materials, sid.; by offsets or non-cash payments claimed or made by the owner against the original contractor of which the subcontractor has no notice, Utah Code Ann. § 38-1-20 (Lexis 2005); by prepayments made by the owner to the original contractor of which the subcontractor has no notice, Utah Code Ann. § 38-1-21 (Lexis 2005); or by claims of creditors against the “original contractor,” Utah Code Ann. § 38-1-23 (Lexis 2005).
